- Have you completed bespoke builds of a similar architectural style or scale to my project?
A builder comfortable with standard brick-and-block extensions may not have the expertise to manage complex structural glazing, passive house standards, or modern timber frames.
- Can I contact previous clients and view a similar home you have built?
Speaking directly with homeowners about the builder's reliability, snag-resolution process, and post-completion support is essential. - Do you have experience acting as the principal contractor under CDM (Construction Design and Management) regulations?
By law in the UK, your builder must have the capacity to manage health and safety, site security, and welfare facilities for all on-site workers.
Contracts & Cost Management
- Which construction contract do you prefer to use?
Avoid handshake agreements. Standard UK industry contracts like the Federation of Master Builders contracts or JCT (Joint Contracts Tribunal) offer clear protection for one-off bespoke builds.
- Is VAT included in your quote, and how do you handle material price volatility?
Ensure your quote clarifies whether prices are fixed or variable, as some materials may fluctuate in cost over the duration of the build.
- What is your payment schedule, and how does it align with stage releases?
Avoid large upfront deposits. For us at Rawlinson Construction, one of the two company directors, both of which are experienced builders themselves, also visit the site frequently, and often daily, to check on progress and to be on hand to answer customer questions.
- What is your process for managing variations and "design creep"?
Bespoke builds frequently evolve during construction. Ask how they process design alterations, document changes, and communicate those cost impacts to avoid unpleasant final bills.
- How do you handle site utilities, access, and neighbour relations?
A bespoke build generates significant material deliveries, waste, and disruption. Ask how they plan to secure the site, manage skips, and maintain good relationships with neighbouring properties in the UK.
Warranties & Compliance
- What structural warranty do you provide upon completion?
Verify if they offer recognised warranties (e.g. from the Checkatrade directory guidelines or specific structural warranty providers) to protect your investment.
- Will you handle Building Control sign-offs and local planning condition discharges?
Clarify who is responsible for liaising with the local authority, scheduling building control inspections, and proving compliance with UK building regulations.

This weekend (16 May), Rawlinson Construction Co-Founder Joe was proud to be part of the support team for local Cheshire resident Elliot, who took on an extraordinary challenge to raise money for the British Heart Foundation in memory of a close family friend. Elliot tackled the brutal Backyard Ultra challenge , running 4.6 miles on the hour, every hour, all while wearing a 60lb weighted vest. Starting at 12 noon on Friday and finishing at 5am on Saturday, he pushed through tough conditions to cover an incredible 65+ miles over 17 relentless hours, finishing 5th overall in the Tactical Weighted Vest Class. It wasn’t just a test of fitness, it was a huge display of mental strength, resilience and determination. Having seen some impressive things over the years, Joe described this as next-level, true warrior performance! Behind the scenes, Joe and the support team were there to help keep Elliot going, making sure he stayed hydrated, properly fuelled, helping with footwear and clothing changes, and looking after him during his brief stops back at base camp. Elliot took on this challenge in loving memory of Richard Barratt, a much-loved friend and neighbour who was sadly taken far too soon in April 2025. At Rawlinson Construction, we’re incredibly proud to have played a small part in supporting Elliot’s effort, both on the ground throughout the event and through a monetary donation.
