When it comes to such a bespoke project, an understanding of the planning landscape is essential to ensuring your project is both compliant and future-proof. We would always recommend that specialist advice be sought to help navigate the complexities of securing the necessary permissions.
While many garden structures fall under "Permitted Development," the scale and complexity of a luxury suite often requires a more formal approach.
Under permitted development rights, you can often build an outbuilding without a full application, provided it meets strict criteria, such as adherence to the footprint, height and boundary restrictions. More information can usually be found on your local council’s planning portal.
However, for a premium leisure suite containing a pool, gym, and bar, for example, such limits can be restrictive, and if so, you will likely need to submit a Full Householder Planning Application.
When building adjacent to your home, orientation is key. Position the suite to maximise natural light for the gym and pool areas, while maintaining privacy from neighbours. You will also need to consider the "umbilical" connection, the underground services (power, water, and data) that link the two buildings.
