Planning Your Perfect Home Extension: A Step-by-Step Guide for Cheshire Homeowners

February 5, 2026

Are you dreaming of a bigger kitchen, a sun-filled living area, or an extra bedroom for your growing family? At Rawlinson Construction Ltd, we specialise in helping Cheshire homeowners turn their visions into reality with expertly planned home extensions, renovations, and bespoke new builds.

In this guide, we’ll walk you through the key steps to plan your perfect home extension, so you can enjoy a smooth, stress-free project from start to finish.

Step 1: Define Your Goals

The first step in any successful extension is understanding why you need it. Ask yourself:

  • What space do I need? A larger kitchen, extra bedroom, or home office?
  • How will the extension fit my family’s lifestyle now and in the future?
  • What style or design matches my existing home?

Clearly defining your goals will guide every decision from design to budget.

Step 2: Budget & Cost Planning

A realistic budget is essential. While costs vary depending on size, materials, and complexity, it’s important to plan for:

  • Construction costs (labour, materials, and structural work)
  • Professional fees (architects, surveyors, engineers)
  • Planning and permits
  • Unexpected extras (design changes or structural surprises)

At Rawlinson Construction, we help clients plan budgets accurately and provide transparent quotes, so there are no surprises along the way.

Step 3: Planning Permission & Regulation

Not all extensions require planning permission, but some do, especially if:

  • Your extension increases the footprint significantly
  • You’re making structural changes to listed buildings
  • You live in a conservation area

Even when permission isn’t required, your project must meet building regulations for safety, energy efficiency, and quality. Our team guides you through this process, making sure your extension is fully compliant

Step 4: Choosing the Right Builder

Selecting a trustworthy builder is one of the most important decisions you’ll make. Take into consideration:

  • Experience in similar projects
  • Client testimonials and past work examples
  • Certifications and safety standards

At Rawlinson Construction, we combine decades of experience with attention to detail, ensuring every extension is built to the highest standards.

Step 5: Design & Materials

Design choices can make or break your project. Think about:

  • Materials that match your home’s existing style
  • Sustainable options for energy efficiency
  • Layouts that maximise natural light and space

We work with our clients to create beautiful, practical, and timeless designs - bringing your dream home to life.

Step 6: Timeline & Project Management

A well-managed project reduces stress and keeps things on track. A typical extension timeline includes:

  • Initial consultation and site survey
  • Planning and design approval
  • Construction and regular progress updates
  • Final inspection and handover

Our team at Rawlinson Construction manages every stage, ensuring your project runs smoothly and finishes on time.

Fundraising challenge in Cheshire
May 18, 2026
This weekend (16 May), Rawlinson Construction Co-Founder Joe was proud to be part of the support team for local Cheshire resident Elliot, who took on an extraordinary challenge to raise money for the British Heart Foundation in memory of a close family friend. Elliot tackled the brutal Backyard Ultra challenge , running 4.6 miles on the hour, every hour, all while wearing a 60lb weighted vest. Starting at 12 noon on Friday and finishing at 5am on Saturday, he pushed through tough conditions to cover an incredible 65+ miles over 17 relentless hours, finishing 5th overall in the Tactical Weighted Vest Class. It wasn’t just a test of fitness, it was a huge display of mental strength, resilience and determination. Having seen some impressive things over the years, Joe described this as next-level, true warrior performance! Behind the scenes, Joe and the support team were there to help keep Elliot going, making sure he stayed hydrated, properly fuelled, helping with footwear and clothing changes, and looking after him during his brief stops back at base camp. Elliot took on this challenge in loving memory of Richard Barratt, a much-loved friend and neighbour who was sadly taken far too soon in April 2025. At Rawlinson Construction, we’re incredibly proud to have played a small part in supporting Elliot’s effort, both on the ground throughout the event and through a monetary donation. Weekends like this are a reminder of what community is all about - people pulling together, supporting one another, and making a difference for something that matters. For anyone who would like to support the cause, donations can still be made here .

As a well-established, and leading Cheshire and Greater Manchester building firm, the team at Rawlinson Construction knows that glazing is more than just windows, it’s the eyes of your home. It dictates how light enters, how energy is retained, and how seamlessly your interior connects with the outdoors. When renovating or building a new home, choosing the right glazing system is one of the most critical aesthetic and functional decisions you will make. With so many options, from sleek aluminium frames to advanced glass technology, it can feel overwhelming. Here are our top, expert-driven considerations for choosing the perfect glazing system. 1. Large Format Windows: Bi-folds vs. Sliding Doors Large glass panels are the hallmark of modern, high-end construction, transforming a rear extension into a panoramic view. But which opening system suits your lifestyle? Bifold Doors : These doors operate like a concertina, folding away to open up roughly 90% of the opening. They are perfect for summer entertaining and connecting the kitchen directly to the garden. Frameless doors : Lacking vertical frames between glass panels, offering unobstructed views. These glass panels provide a completely seamless panorama. Unlike typical bi-fold systems that hinge together in a rigid, accordion style, frameless, individual panels operate independently. This "slide-and-turn" design allows for greater, more flexible stacking options and better, targeted ventilation. Sliding Doors : Offering a "wall of glass" aesthetic, sliding doors feature larger individual panes of glass and thinner frames. They provide superior, uninterrupted views when closed and are ideal for a minimalist, "less frame, more view" look. Rawlinson Advice : If you want the widest possible opening, choose bi-folds. If you want the best view and less visible framework, choose frameless or even sliding doors.
Leisure suite and pool in Cheshire home
April 20, 2026
For many of our clients, a home is more than just a place to live; it is a sanctuary designed for wellness, entertaining, and escape. While an integrated gym or media room is becoming quite common, there is a growing trend toward the detached leisure suite, a bespoke, standalone building dedicated entirely to relaxation, wellness and even entertaining. Building a separate structure allows for architectural freedom and a distinct "destination" feel without compromising the peace of the main residence. If you are considering adding a high-end leisure complex to your property, here is how to approach the planning and design. The Power of Purpose A purpose-built leisure suite allows you to manage the specific environmental demands of luxury amenities. For instance, an indoor swimming pool, sauna, and steam room require specialist ventilation and humidity control. By housing these in a separate building, you protect the main house from moisture and noise, while creating a spa-like atmosphere that feels miles away from daily chores. Entertaining Without Limits If your vision includes a professional-grade bar and a games room, a separate building is the perfect solution. You can host late-night gatherings or high-energy tournaments without disturbing those sleeping in the main house. We recommend incorporating large glazing systems, such as sliding or bi-fold doors and integrating a terrace with perhaps an outdoor kitchen to create a seamless flow for summer hosting. Consistency in Craftsmanship A separate building shouldn't look like an afterthought. To maintain the "premium" feel of your property, the materials and design language should echo the main house. We recently applied this philosophy to a bespoke new build home in Sandbach .
